Application & Process Requirements

**Please thoroughly read our application and process COMPLETELY. All required documents must be submitted in requested format in order for an application to be processed. Applications with missing information will not be processed until considered complete.**

In order to process your application, the following requirements must be met:

  • One application must be completed by each person 18 years of age or older.

  • You must grant permission for extensive credit checking and personal history investigation.

  • While meeting the credit score threshold is important, a record of late or missed payments may still impact the outcome of the application, as all credit history is evaluated as part of various factors of a comprehensive review process.

  • Apartments are rented on a first-come first-serve basis.

  • We welcome Housing Choice Voucher (Section 8) applicants. (Please note that other third-party rental assistance programs are not accepted)

  • For pets, a pet application and a one time pet deposit must be submitted. Limit of 1 pet per household.

  • Pet deposit $250*. For Pet applications, please specify if the pet is ESA or Service Animal. Documentation for ESA/Service Animal status must be provided upon applying.

QUALIFICATIONS

Required Documents

Identification

Clear copy of state photo I.D. or equivalent

SSN or ITIN

Clear copy of social security card or ITIN. (Passports are not accepted in lieu of SSI/ITIN. Tax return with SSI number fully visible is the only accepted alternative, no W-2s. EIN's will not be accepted in lieu of ITIN or SSI)

Paycheck Stubs

3 most recent paycheck stubs (scanned PDFs) or an official letter from your employer on a company letterhead should be attached to the application if you have recently started your employment and have yet to receive paystubs. For self-employed or 1099 applicants, your last two years of tax returns are required.

Bank Statements

3 most recent bank statements (full PDF bank statements only, credit card statements and activity summaries will not be accepted in lieu of bank statements)

* We will not accept screenshots or altered, edited or redacted documents.

Co-signers are permitted only for applicants who are students. Each applicant must provide transcripts to qualify for a co-signer.

i.e. if there will be two or more occupants, each must be a student to qualify for a cosigner to supplement their application(s).*

Application Payments:

  • A non-refundable application fee of $47.00 is required for each applicant.

  • Application fees are required for each applicant 18 years of age or older, including for cosigners. (A cosigner is not at guarantee of approval, applications are evaluated on a case by case basis) 

  • American Express cards are not accepted for payment processing
